Minutes of the work session of the Georgetown Township Planning Commission held Wednesday, January 5, 2005

 

The meeting was called to order by Chairman Honderd at 7:30 p.m.

 

Present:            Huizinga, South, DeGood, Honderd, Stasiak, Poskey, Pearson

Absent: none

 

The work session, which formulated the agenda for January 19, 2005, included the following items to be placed on the agenda, discussion, and action:

 

I.                    Approval of agenda

 

II.                 Approval of minutes of the December 15, 2004 regular meeting and the January 5, 2005 work session meeting

 

III.               Unfinished Business

 

A.     Preliminary Plat of Cedar Lake Estates No. 11

 

No new information was available and no one was present to represent the applicant.  The request was left tabled.

 

IV.       New Business

B.         Public Hearings

1.                  Special Use Permits-none

 

                              2.         Rezonings-none

 

5.                  Plats

a.         Preliminary Plat of Lowing Woods Phase One

 

b.         Preliminary Plat of Lowing Woods Phase Two

a.         (PUD0501) Eastbrook Development (Lowing Woods)-Final

Development Plan

 

All three items were discussed together.  Dale Kraker, Eastbrook Development, represented the applicant and presented the request.  It was noted that one of the “bump-out” shown on the preliminary plan was removed because of DEQ and Drain Commission issues.

 

The planner presented a review.

 

It was also noted that the conditions placed on the preliminary approval must be met and open space calculations should be shown.  Right-of-ways should be provided and note #5 should be changed

 

Poskey abstained.

 

5.         Ordinance Amendments

                                    a.         Sec. 25.2(T) and Sec. 25.4(I)

 

These sections relate to garage sale signs.  The ordinance amendment was proposed by the Supervisor and initiated by the Planning Commission.

 

b.         Sec. 26.9 (K) and (L)

 

These sections relate to allowing a reduction in the number of required parking places if the Planning Commission believes that the reduction is warranted.  It also stipulates a maximum number of parking spaces.

 

c.         Sec. 2.26a. and Chapter 24(o)

 

These sections are to clarify decks in the ordinance.

 

d.         Sec. 3.4(E)(2) and Sec. 3.4(E)(7)

 

These amendments would permit larger accessory buildings in residential districts for non-residential uses on larger lots.

 

e.         Sec. 25.6

 

These amendments would require setbacks for signs to be consistent with the setback requirements in Chapter 24 footnote b.

 

V.                 Other Business

Moved by DeGood, seconded by Del South, to elect Greg Honderd as chairman, Ed Stasiak as vice-chairman, and Cornelius Huizinga as secretary.
